Introduction

RETrust is a Real Estate Trust Fund Bank Account (TFBA) management system. It provides a ledger that keeps track of deposits and pay outs from the TFBA by date, transaction type, and transaction ID. It can also track receipts and disbursements for funds that are not deposited into the TFBA such as funds or instruments that might be held in your office and then returned or forwarded to escrow without passing through the TFBA.

You can display the ledger entries by date range, transaction type, and/or transaction ID. The batch reports allow you to print the ledger by the same selection criteria. The reports provide the documentation necessary to reconcile your Trust Fund Bank Account.

Prerequisites and Requirements

This software product requires a PalmOS® version of 3.5 or better.  Please ensure that this requirement is met before attempting to install this software.  If you are uncertain which version of the PalmOS® you are using, please refer to your PDA documentation or visit our software support forum.

Installation

If you are unfamiliar with installing files on your PDA you may want to refer to your PDA documentation for detailed instructions.  This software is distributed as a single file in WinZip format.  WinZip is a utility that compresses multiple files into one file.  You must have the WinZip utility installed on your personal computer to open the distribution file.  If you do not have WinZip installed you can download it for free from download.com .  Additional information is available on our Software Support Forum under General Information and Discussion.

1. Open the distribution (.zip) file using WinZip.
2. Click on the Install icon on the WinZip tool bar and follow the instructions to extract the installer.
3. Run HotSyncâ to move the installer to your PDA.
4. Tap the RETrust Install icon on your PDA.

Tips and Tricks

Below are some tips and tricks for using the RETrust product

• Active Labels - Any label field ending in an asterisk (*) is an active label. Tap on the label to activate additional functionality or to provide additional data entry support.
  
• Transaction Classes - There are two classes of transaction types in RETrust. Those that represent activities to the actual Trust Fund Bank Account (TFBA) and those the represent receipt and transfer funds that are not deposited in the TFBA. The transactions types that effect the actual bank account all start with TFBA. Other transactions are not associated with the bank account but with funds or instruments you might hold in your office and then return or transfer to title. Accordingly, the TFBA transaction types are the ONLY types that effect the balance of the ledger. Transaction types that do not start with TFBA appear in the ledger but they do not effect the balance.
  
• Transaction ID - Transaction IDs allow you to collect multiple transactions for a specific transaction. A transaction ID is required for each ledger entry. Transaction IDs are free form. They may be a short description, and address, an MLS number, etc. RETrust will allow you to display or report on the ledger entries for a specific Transaction ID, or all Transaction IDs.

Reports

RETrust provides reports that can be printed on your PC using the backup copy of your RETrust database located in your Hotsync® backup directory.  To use the RETrust reporting facility:

1. Copy the compiled report(s) (RETrustReports.tbc) distributed with this product into the Hotsync® backup directory on your PC.  This directory can vary by operating system and Palm Desktop version.  The directory is usually call Backup and located under the Palm directory on your PC (i.e. C:\Palm\Backup)
   
2. Download and install the current version of the TBViewer© program from http://www.sandsusa.com/TBReports/ .  The TBViewer© program is FREE for viewing recompiled report (ending in .tbc).  Make sure you read the documentation provided with TBViewer©
   .
3. Start the TBViewer© program and open the compiled report that you copied into the Hotsync® backup directory.

Please note that reports are run on the backup of the RETrust database on your PC.  Make sure you Hotsync® your PDA before running a report to ensure the backup on your PC has the most current data from your PDA.
