I had a temite inspection done on my house and the inspector found no termites present but told us that we should have a door to a storage unit replaced. He is now refusing to sign of on the inspection because of the door. Can he do that? The paid property inspector did not even comment on the door and here the termite guy notes it. What are my rights? My agent is now saying that I could loose the buyer because of this door. It is a storage door that is outside the property.

He may have saw some Wood Destroying Organism (WDO) damage on the door. He must note on the WDO report if there is any (past or present) WDO damage and what the damage is. If there are signs of past or present Termite damage, and you want a clean report for the Buyer, the door will need to be replaced before a clean report is issued at the very min. Usually, the WDO Inspector will simply note the past/present damage and the lender will call out for a fumigation to clear his report before funding. If the inspector said to replace the door and IF there is any kind of damage to the door (rotting, holes, pitting, hollowness, etc.) then you might be better off doing what he says to ensure a clean report.
