Hello, I have a home that I lease/optioned to a couple 1 year ago. I received an option down payment from the couple (which reduced the purchase price) and we agreed upon a purchase price. Well, they are ready to get financed and buy the home. How should they/I proceed to get the house sold? Do they get financed for the purchase price and I come to the table with their option down payment?

Condotel's are a cross between a condo and a timeshare. Things to consider are what are the length of stay as owner conditions, what will the nightly stays run for visitors, how are the units selected for rentals (lottery or rotation or combo), what are the common area / ammentity dues, whats included free and how much are the extras for owners and what are the sellback guidelines. Another thing to keep in mind is if you need financing to purchase a condo, very few lenders are available to you. Overall though, good condotel's can be a lot of fun and sometimes a great investment. Good Luck!

Condotels are typically one room hotels. The units need to be at lest 600 sq ft, have a kitchen, and at 15% commercial space in the building.
