i have an agent selling my house, she told me that if she sells it she will charge us a certain percent, but if someone else sells it it will be a higher percent, please explain?

Different agents will often charge different commission rates. It's always best to shop around for an agent that will be committed to selling your home and who is willing to offer a reasonable rate to do so.

If you do not understand what the Agent is explaining to you now about commission, how are you going to trust what they say during the crucial selling process of your home.
Get an Agent you can feel comfortable with who will take the time to make sure you are fully informed about your options clearly. If they can't explain it properly, keep interviewing Agents until you are satisfied.
