I am an amatuer real estate investor purchasing my second residential property. For the present deal, I negotiated a contract with the the seller to state that I would cover all escrow and closing costs associated with the sale. I am 2-days before closing on the property and the seller is advising that they will not pay the "Document transfer tax" due to the aforementioned agreement. Is the Doc Transfer Tax a part of escrow and closing? rnrnAny comments and/or input would be appreciated.

He can refinance the property which would payoff and release the old loan and put the new loan in his name alone.
