I have a broker and I was very interested in a house --nicely updated and wonderful backyard. I told him to emphasize that it really isn't a 3 bedroom--it's a 2 bdrm plus loft. I let him handle the offer and now I wish I hadn't. they want 136.9--we offered 136k and they pay 4080 in closing costs, plus replace two windows with broken seals. They came back with 1000 in closing costs and full price. The house hasn't been on long, but I think we should have offered less to begin with. They know they have a nice updated house and we've done the CMA on the neighborhood and it really fits for the price, but I still wanted him to stress the 2 bedroom thing on resale. i pulled the offer. Why wouldnt' they ask 140 and go down on the price? I have a budget, and I want to keep my payment in a range, and they are making it difficult. We put in another offer for 136K--same closing costs of 4080--but I will fix the windows. They are to reply by Sunday.rnrnWhat do you think of the first offer we made? I think we should have offered 134 and the closing costs. I know everyone is different, but the ultimate price I want to end up with--132K is a fair price. And they have already bought a house, but they don't seem to be in any hurry! Unless they come back close to what I want, I'm ending the deal. I've fixated on this backyard, and it's stressing me! So I want to know how to proceed in my next transaction. My broker likes what he does, but I really dont' think he is much of a negotiator. AACHH! I will handle the decisions from now on.
