I have 2X8" joists spaced at 16" with a 12' span and with a 5/8" plywood on top as a sub floor. What do I need to do to it to install 12"x12" porcelin tiles? Total area is 240 suare feet.

No, you do not. If your agent found it and sent it to you, then it's good business to go through the agent, however, if you found it yourself, you do not need the agent.
