If you're smart you'll buy where the market's poised to blow up and isn't yet there. You're looking at 180-220 even for condo coversions most places. There's a 2 1 & 1/2 me and some friends are buying a few of in Plant City, about 20 minutes outside Tampa proper that's poised for 20-5% appreciation, and we have them 15% below market.

Craigslist is good you just have to be patient!
