I have recieved a purchace offer for 5 acres of land that I am selling in upstate New York for less than 20,000 dollars. i will accept, however, my real estate agent just informed me that I must now hire an attorney to represent me in completing the transaction. Seems I now have to pay an attorney fee as well as the real estate agents commission. Is an attorney required to complete a land sale transaction, or can the real estate agent complete it without me having to hire an attorney?

the easy way is to find real estate agent in this area. He will find an owner of the lot

Go to the county clerk's office and you can look it up for free.
