I'vejust found this country house in Indiana that I really love and is beign sold directly by the owner. We're about to negotiate a price and obviously I want to start low. But how low should I go with a sale price.

That's a tough question and depends on the home seller. A lot of people really liek playing 'the game' of negotiating but others get really turned off.

Well, I can understand that you want to get the best price, but you shouldn't bargain in bad faith. Start at a low figure that isn't insulting and you should be fine.

Offer a price that seems reasonable to you. You also might want to ask the seller if they are willing to pay closing costs as a buyer incentive.

first thing you should do if find what the market is bringing for that area. all areas bring different prices. once you have a ballpark of that offer about 10% below. the current sell`s for about 95% of the asking price so start at 10% if they only move a few thousand and you really want the house tell them to pay all your closing costs that will off set about 1 or 2%

Five persent of the asking price, I think, would be acceptable.
