What is the rightful basis in the appraisal of properties being offered as payment(Dacion En Pago/Deed of Assignment of properties)? Is it market value or appraised value? THANK YOU.

It should be the appraised value.
Why? This is the actual value of the property. Market value is only the price in given point in time.
