I'M A NEW REALTOR IN THE FIELD AND I HAVE TWO CLINETS THAT ARE OVER EXTENTED IN THEIR HOMES BUT NEED TO SALE ASAP BECAUSE THEY ARE BEHIND ON PAYMENTS. WHAT DO I DO.

Is your client over extended due to a hardship? Is the hardship been resolved? If so, there is a process called Loss Mitigation, which allows the home owner to keep their home.

Depending on your state, and the condition of the homes, simply list them for sale. A foreclosure takes time and if you are located in a state that is in a seller's market, they should be able to sell before foreclosure. If the banks haven't filed foreclosure papers yet "Lis Pendens", rest easy that you still have time. Consult with your Broker to develope an appropiate marketing plan to get the homes sold within 3-6mths and you should be OK. Staging the homes will also help in the sale. Good Luck!
