My wife and I just got married, my credit is better and we want to refinance, can I purchase the home from her to get the best rate?

I think your question is if you are working with an agent as a buyer and you see a property and decide to make an offer at full price, is your agent obligated to present your offer to the seller regardless of whether or not that same agent is working with another buyer who also has interest? whew! If this is the general question then let me answer like this. Any agent working for a buyer or multiple buyers at the same time is duly obligated to represent each seperately and required to submit all offers by their clients to the seller once a contract/offer has been signed by the buyer. The seller may however review several offers at the same time and choose the one that has not only the best price but the best conditions as well..price alone may not make the deal if the conditions of the offer are not favorable to the seller. Some state laws differ so I would advise you speak with another Broker or a Real Estate Attorney if you feel you have been "steered away from buying a property". Good Luck!
